Why Have a Structural Survey?

When you first start looking at houses you devote lots of time to looking over properties, looking at estate agent windows and websites.

But stop for a moment and think about how much time you actually spendt looking over the house itself. How many times did you go back to view and when you did go back did you find out the condition of some of the most expensive items that might need replacing.

For example:

Did you find out the condition of the roof? A new roof for an average 3 bed semi runs around £7,500;
Are dampproofing works up to date with certificates?
What’s the overall condition of the windows?
Central heating - how old is the system including the boiler?
When was the property rewired?

Those are just a few of the items that most home hunters don’t really take on board during their own Structural survey, Can you imagine just how much money is involved if you actuallly purchased a house that needed all the items listed above?

When we look at a house as a potential home we seem to spend a lot of time imagining whether our three-piece suite will fit into the living room, what colour we will paint the bedroom or trying to decide if we can afford to re-fit the kitchen in six months.

The most thorough report is a building survey and is a full structural inspection of a property. It is suitable for all properties, especially: listed buildings; older properties; buildings constructed in an unusual way, however old they are; properties you plan to renovate or alter in any way; and properties that have already had extensive alterations. As with the homebuyer’s survey, if the surveyor you instruct is acceptable to your mortgage lender, the cost of a separate valuation may be avoided.

In practice very few of the major mortgage lenders will allow you to instruct a surveyor to carry out a mortgage valuation. It is more common to instruct a building survey separately and have a basic survey from your mortgage lender, making the building survey much more expensive compared with homebuyer's survey carried out by the mortgage lender.
